Real Estate Funds are instruments for the management of savings introduced in Italy in 1994 and characterized by the investment of at least 2/3 of the assets in real estate properties, beneficial real estate property rights and stakes in real estate companies.
Based on the type of subscription of the shares, in liquidity or by means of asset contribution, the real estate funds can be distinguished in ordinary funds or contribution funds.
The Real Estate Funds may offer a distribution of proceeds or their accumulation until fund expiration.
The directive limits the assumption of debt on behalf of the Real Estate Fund to 60% on the value of real estate properties, beneficial real estate property rights and stakes in real estate companies, and to 20% of the value of other assets.
